What roofing costs in Fort Collins
Fort Collins roofing prices depend on three things you can see from the curb: how big the roof is, how steep it is, and how many valleys, dormers and chimneys cut into it. Below are typical 2026 ranges for Larimer County by house type and material, plus repair prices by job. These are typical ranges, not a quote — the quote comes after we walk your roof.
Replacement cost by Fort Collins house type
Architectural shingles run $450–$800 per square installed (a square is 100 sq ft of roof). Roof area tracks the era the house was built: a 1975 ranch near Rolland Moore Park carries far less roof than a 2015 Timnath two-story with the same living space, because the newer house is steeper and more cut up.
| House type | Roof area | Architectural shingles | Class 4 shingles | Standing-seam metal |
|---|---|---|---|---|
| Old Town bungalow or 1,200 sq ft gable ranch | 15 – 18 sq | $8,500 – $12,500 | $9,300 – $14,000 | $19,000 – $32,000 |
| 1970s–80s hip ranch or split-level, 1,600 sq ft | 20 – 24 sq | $10,500 – $17,000 | $11,500 – $19,000 | $25,000 – $42,000 |
| 1990s–2000s two-story, Miramont / Fossil Creek | 24 – 28 sq | $12,000 – $20,000 | $13,000 – $22,500 | $30,000 – $50,000 |
| 2,600 sq ft two-story with dormers and valleys | 30 – 36 sq | $15,500 – $26,000 | $17,000 – $29,000 | $38,000 – $65,000 |
| Windsor, Timnath or Severance custom, 3,500 sq ft | 40 – 50 sq | $20,000 – $36,000 | $22,000 – $40,000 | $50,000 – $90,000 |
Each figure includes full tear-off, synthetic underlayment, ice-and-water membrane at eaves and in valleys, new pipe boots and flashing, ridge vent, the city permit and inspection, and hauling the old roof away. Class 4 impact-resistant shingles add $40–$90 per square over standard architectural and, on most Colorado policies, pay part of that back every year in premium discounts — details on the Class 4 shingle page.
Three-tab shingles cost about 15 percent less; in this much hail and UV we will not install them. Metal roofing Fort Collins owners ask about is nearly always standing seam; exposed-fastener steel at $800–$1,300 per square is the middle option, common on acreage homes toward Wellington and Laporte.
Repair prices by job
| Job | Typical Fort Collins price |

| Hail-cracked ridge caps | $400 – $900 |
| Skylight flashing kit | $400 – $900 |
| Valley re-laid over ice-and-water membrane | $500 – $1,200 |
| Step and counter-flashing at a brick chimney | $600 – $1,500 |
| Step flashing at a wall or dormer | $450 – $1,100 |
| Ice-and-water shield retrofitted at the eaves | $600 – $1,400 |
| Rotten decking | $90 – $150 per sheet |
| Emergency tarp after a storm | $300 – $700 |
| Ridge vent cut into an existing roof | $500 – $900 |
Past about $2,500 on a roof older than 15 years, we put the replacement number beside the repair so you decide with both in front of you — see repair versus replacement.
What pushes a Fort Collins quote up or down
Pitch. Old Town gables and many newer two-stories run 8/12 or steeper, which means roof jacks, staging and a slower crew: add 10–20 percent.
Layers. Two layers coming off instead of one adds $1,000–$2,500 in labor and landfill fees, common on pre-1990 houses re-roofed once and never torn off.
Decking. Skip sheathing under an Old Town roof, or a 1980s deck that sat under a slow ice-dam leak, can mean six to ten sheets. We quote a per-sheet allowance and photograph each one replaced.
Rooflines. Every valley, dormer, chimney and skylight is flashing work. A plain gable ranch is the cheapest roof in the city; a Water Valley hip with four dormers is among the priciest per square.
Access. Alley-only lots, fenced yards, and mature cottonwoods over the roof all add time.
Timing after hail. Prices do not rise after a storm, but the wait does — four to eight weeks after a big June hailstorm while every crew in the county is booked. Companies promising next week in that window usually drove in from out of state.
Insurance, cash, or financing
Hail and wind damage is an insurance job — see hail damage and claims. Colorado law makes the deductible yours to pay; a roofer offering to cover it will recover the money somewhere in your roof.
An old roof is not a claim. For those, roof financing Fort Collins roofers offer usually runs 12–60 months through manufacturer programs; on a $15,000 roof a home equity line is often cheaper. We give you both numbers and leave the decision alone.
How to read the quotes you collect
A roof replacement cost Fort Collins quote that lands $3,000 under the others is not a bargain; it has left something out. Line the quotes up and check that each one names:
- A full tear-off, not a roof-over
- Synthetic underlayment
- Ice-and-water shield at eaves and valleys
- The exact shingle line, and whether it is Class 4
- Six nails per shingle
- A per-sheet decking price
- New flashing at every wall, chimney and penetration
- Ridge vent and soffit intake
- The city permit and final inspection
- Manufacturer and workmanship warranties, in years
- On an insurance job, a scope that matches the adjuster's — and no offer to absorb your deductible

How much is a new roof for a 2,000 sq ft house in Fort Collins?
Most 2,000 sq ft two-stories here carry 24–28 squares of roof. Expect $12,000–$20,000 in architectural shingles with a full tear-off, $13,000–$22,500 in Class 4, and $30,000–$50,000 in standing-seam metal. Plain gables sit at the low end; steep, dormered roofs at the high end.
Is it cheaper to repair or replace a roof?
Under about 15 years old with trouble at one or two spots — a boot, a valley, a chimney — repair it. Once shingles are shedding granules on every slope, hail has bruised more than one side, there are two layers, or you have paid for three repairs in two years, further repairs are expensive ways to delay the inevitable.
Do roofers in Fort Collins charge for estimates?
Not us. Repair and replacement estimates are free and written. The only thing we charge for is a formal inspection report with photos for a home sale or insurer renewal, at $150–$300, and that is credited if you hire us. Paying for a replacement quote means paying to be sold to.
