Roof leak repair in Fort Collins
A brown ring on the ceiling after the March snow melted, drips in the attic during a July downpour, or shingles in the yard after a night of chinook wind. Most roof leaks in Fort Collins are a $300–$1,500 repair at one specific spot — and we find that spot from the attic before we quote, so you aren't paying for guesses.
Where Fort Collins roofs actually leak
Water almost never comes through the middle of a shingle field. It comes in where something interrupts the shingles, and in this climate a few spots fail over and over.
Pipe boots. The rubber collar around every plumbing vent is the first thing the sun at 5,000 feet destroys. Cracked, split, curled back — after 8–12 years here they're done, and the stain shows up in a bathroom or kitchen ceiling. Chimney flashing. The brick chimneys on Old Town and Sheely-area houses were often flashed with a bent strip of galvanized and a bead of caulk. Once the caulk lets go, water runs behind the brick. How we find the leak
- We start in the attic with a flashlight, tracing the water trail on the underside of the decking. Water runs along rafters, so the stain on the ceiling is rarely under the entry point.
- We walk the roof above that spot and check every penetration and flashing within six feet.
- If it isn't obvious, we run a hose on sections of the roof in order while someone watches from inside. Thirty minutes finds almost everything.

How fast can you fix a roof leak in Fort Collins?
Active leaks go to the front of the schedule, usually within two or three days. After a hailstorm we tarp first and repair once it's dry. If water is coming through a light fixture, shut off that breaker and call — that's the one situation we treat as same-day.
Can you match my existing shingles?
Close enough that nobody notices from the street, usually. Most Fort Collins roofs are one of a handful of architectural lines in weathered wood, driftwood or charcoal, and we keep the common ones on the truck. A 15-year-old roof has faded in this sun, so a patch will read slightly darker for a season.
Should I repair hail damage or file a claim?
Depends on how much there is. A few cracked ridge caps and a dented vent is a $500 repair against a $2,000-plus deductible — not worth a claim. Bruised shingles across two or three slopes is a replacement, and that is what the insurance is for. We inspect first and tell you which one you have.
